ARCHITECTURAL CONTROL: No improvements shall be commenced, constructed, placed or altered on any lot until the building plans (including plot plans and specification) and sufficient description for each allowed type of improvement have been in each instance submitted in writing to the GMHOA Architectural Committee and approved by it in writing: such approval to cover conformity and harmony of exterior design of all the improvement; the location thereof in relation to lot lines, topography and grade, and the location, character, and method of utilization of all utilities, including water supply and sewage disposal; considerations to the impact on neighbors and the natural beauty of the area; and wildfire resistant materials. New buildings and structures, and improvements to existing buildings and structures, including exterior walls, roofs, gutters and downspouts, underfloor areas, decks appendages, projections doors, and detached accessory structures must be comply with Jefferson County Residential Code and in accordance with applicable fire district and county codes, and obtain necessary permits from Jefferson County. The process is as follows:
- Before work on improvement begins, owner submits written building plans to the GMHOA Architectural Committee Lead.
- The GMHOA Architectural Committee will review the written information submitted, view the proposed site, request additional information, and propose alternatives, if needed.
- The Architectural Committee will recommend that the GMHOA Board of Directors either approve or reject the proposed improvement. The GMHOA Board of Directors will review the proposal/recommendation and vote. The GMHOA agrees to use reasonable judgement in passing such submitted plans and descriptions but shall not be liable to any person for GMHOA actions in connection with submitted plans and descriptions.
- The GMHOA Board of Directors will approve or disapprove the submitted plans and descriptions within thirty (30) days after complete information has been submitted and questions from the Architectural Committee answered in writing.
- If the GMHOA fails to approve or disapprove the submitted plans and descriptions within thirty days (30) after same have been submitted to it and questions answered satisfactorily, the approval of GMHOA hereunder shall be presumed.
